Receiving money for a dungeon rental (20)

Hi guys advice please especially from anyone with legal knowledge.....

We own an awesome fitted basement play space in aldershot haunts, we are vanilla as our friend from rubber luv once said lol. We have not rented it out as 1. We don't really want to become glorified room cleaners every hour or two 2. We are concerned about the police and prostitution rules.

So part 1. We could overcome by longterm letting to one pro dome at a high rate to reflect her earning potential say £100 per day the reason I say this is because this is higher that the property would normally rent for and reflects the type of work she's charging for, would police say this is livi g off immoral earnings????

2. If we had a rental agreement what should it cover/restrict

Would really appreciate sensible/honest advice

We may just end up selling it which would be a shame

Whilst in another post you have advised this is already for sale so you appear to have made your decision; If you rent out and want to prepare a rental agreement talk to any estate agent who will advise you regards short term lease etc as workspace, not a problem as you are covered legally (I believe) by the fact that anything illegal would be breaking the terms of the lease.

£100 per day- £700 per week! Every week if along term lease even if no work coming for the domme. Contrary to popular belief we are not all doing several sessions a day. I also note you have advertised this for while already through your website so how does your change of position affect any current users.

I would suggest you rethink your figures a little.

First consideration would be whether or not they minded their work place being outed in advance - in the town centre of Aldershot - which is somewhat at odds with the O/P's profile name.

I charge £25 an hour for the rental of my dungeon and this is an affordable rate. That way it doesn't matter if the Domina only gets one booking. Not all Dominas want to do more then one session a day.

As for cleaning, I always wipe the equipment down before and after I use the Dungeon and leave it spotless. I have hygiene rule in my Dungeon, and rules for the use of my equipment. Every Domina, couple or anybody else who has rented it has always respected this and left it clean and tidy.

How much!? Her earning potential? You sound like a pimp already.

If you let your property to someone knowing it will be used for activities which (legally) aren't dissimilar to prostitution you could be prosecuted.

This is incorrect. To live off immoral earnings you have to control AND gain from prostitution. He only gained so he was not done for that offence. Living off immoral earnings is otherwise known as pimping.

He must have been done for owning a property that was used for prostitution. The law says that he must have known this for him to be guilty so I can't see how he was prosecuted. English law says innocent until proven guilty. Perhaps he didn't tell you the whole story.

PD's are business women, if your to lazy/greedy to find the Market rate they soon will and I doubt they will appreciate being treated as cash cows.

Since when would you deal with someone who replied to a price query with "well what can you afford?"

Daily booking mon to thurs £250 10am until midnight if you wish to add a stay overnight add £100 to the day rate

Friday 10am til 6pm £200 8pm until 9am £250 Saturday 10am until 6pm £250 8pm until 10am £300 Sunday 12noon to 12pm £250

The fees charged include your private use of the Dungeon, its equipment and most importantly a full and thorough clean before and after your stay. In addition to this we supply clean bedding and towels as well as complimentary toiletries and soft drinks.

Thankyou for stating what we know....... A year ago we were going to let it straight away and were confident of our position, and have had many people wanting to rent. We owe no money on this place and earn our income elsewhere so aren't in a hurry, we would rather make the right choice........ The figure of £100 a day was to highlight the fact we would be charging more than it would rent as say offices and to see if this raised legal questions such as immoral earnings..... It's nit set in stone and wasn't meant to attract negative comments on just price.

We would like to do something with this space as I think it's great but even at £5000 a day it wouldn't be worth the aggro of police and poss criminal record.

If we decided to continue with the original plan of renting to individuals we would revise our charging after getting plenty of feedback on this although we would want low volume useage so our rates would be higher and of course photos would follow, anyone wanting a tour can email and I'll happily show people around but this basement isn't yet available to rent.

Once we've made our decision (and sorry for taking so long) we will giveaway a number of hours free usage to say thank you for the advice and to get proper feedback....

Some hotels let for £29 a night some for hundreds, a bank wants an office in the square mile, I can assure you that a letting agents will be charging a premium for banks to have their offices. Of course market forces come into play and as there's so much choice of dungeons to rent..lalala

And lazy and riding their backs........ Invested over £75,000.00 to create a great space so how exactly would this qualify as lazy and treating someone as a cash cow, after all they could invest their hard earned £150/250 per hr in their own space if they wanted, rather than giving me a hard time when I'm asking for straight advice go spend your money in another dungeon.....seriously
