The big problem with doing somewhere like that is getting the money in to buy it and the customers to keep it going. There is a permanent BDSM camp in Denmark, owned by its members, and they have 250 people staying each year, or roughly 1 person in every 1.6 million in Europe. The camp has a turnover of about 70 grand a year, most of which goes on food, expenses and maintenance. they bought the place for about 100 grand. To do the same here let us say you can buy an equivalent for 600 grand. You would need to put up 25% of the money and borrow the rest. If you get a buy to let mortgage to pay for it you will be paying 6% on a fixed rate at the moment, or roughly 5 grand a month including capital repayment. Add on rates, electricity, water, gas, food and maintenance and you are heading towards £8,000 a month or £96,000 a year. 250 people at £400 each for a week will get your expenses paid and a little left over. The big question is will you get 250 people to turn up over the course of a year? The danish camp is only open for 7 weeks a year as it is run by volunteers putting in their own time to maintain and run it. The only person who gets paid is the chef, which you need to cater for 40 people at once. So you need 30+ people a week for 7 weeks. Not a big number, but not that many munches manage to get that number once a month and that only requires people to go down the pub and buy a couple of drinks for one evening. Aha now i have something to consider buying after my little euro-millions win last Friday, now what to do with the other 81 million 
Hope the OWK gets enough interest and is saved, Mistress Rouge mentioned she was guest Doming in June in the Pro room so I googled it. Didnt even realise there was such a place and would have been somewhere I would have loiked to have visited with Lima. dont know why but the film Hostal kept coming to mind

so how much are they still asking for it and would that buy the castle or the OWK brand including dominity and all their websites along with copyright to their material. i can't think of anything to say here | |

My first impression of the original post is that they are looking for investors to fund the entire operation - thus the investment would be not only the castle - but the entire concept. Trying not to be cynical, the question would be as to how much say the "shareholders" would really have and if it is really an attempt at a cash infusion for the operation.....How would they elect a queen? I have in my collection of oddities a rather nice antique bargepole, I think in this case, I shall be keeping the end of it clean. Things come and things go, nothing lasts for ever. Let there be good memories of the place for those that went, mourn it's passing and let something new take it's place somewhere else. If there is the demand the something will happen. How recent is the request for interest? If you have the resources that you could afford to lose invest to give others the chance to experience the place. It gives you space and privacy like nowhere else I have been There is nothing secure to invest in, so why not take a chance. The Femdom market is huge If a revitalised OWK takes even a small share the profits could be enormous Just now personal circumstances mean it would be very inappropriate but if they resolve well I will support them within my modest means It's always the hangnails of life that drag you down | |

I don't think that is necessarily true. Someone owns it. If you are of a certain age, I think the problem of how a FemDom/Torture Castle would be divided up amongst your children is a valid issue. It seems logical that if the owners of it want the capital (for whatever reason), the people who love it would try to coop it. It just really depends on WHY its being sold, doesnt it? thinking about it from a business point off view. i don't see why they value it as highly as they do, the OWK brand is the main thing they are after and im not sure how well protected that trademark is. if you wanted to set up something like that in eastern eroupe im thinking 1 million pounds would be enough. would possibly be more of an old house with grounds rather than a castle but im thinking you can get a fairly well equiped farm house with land and a few out buildings in the austrian country side for 100,000-150,000 from what i can see. if your willing to move out off the eurozone and a bit further east then it would be possible to ge it even cheaper id guess. spend the same again on renovations a bit on marketing and some new websites. as for making moeny out off it if you had 10 rooms and ran it like a regular B&B like what they used to do at the OWK before they jacked all the prices up you could make upto £200,000 a year at £200 a week from just renting the rooms out. then you ve got your filming, celebrations, slave training camps and anything else people care to dream up ontop off that. i can't think of anything to say here |
